There are not that many available right now mainly because we in the middle of the Christmas/New Year holiday, I exprect more after the holidays and moving toward the sping.

5 – 2 bedroom, 2 bedroom plus den or study.

The average time on market for the sold condos was 54 days with a median time of 49 days on the market. The Average sale price was $411,093 and a Median selling price of $413,000.

June 2011 saw only 3 condos sold at Maple Leaf Square. The break down is as follows.

0 Bachelor’s,
2 – 1 Bedroom / 1 bedroom plus den or study
1 – 2 bedroom, 2 bedroom plus den or study.

The average time on market for the sold condos was 6 days with a median time of 5 days on the market. The Average sale price was $414,333 and a Median selling price of $418,000. This months numbers are really low from the pased few months, the sold listings went really quickly, they were either properly priced or taken off the market and relisted at a lower new price. It will be interesting to see how the July numbers look.

13 – 1 Bedroom / 1 bedroom plus den or study
2 – 2 bedroom, 2 bedroom plus den or study.

The average time on market for the sold condos was 46 days with a median time of 33 days on the market. The Average sale price was $386,920 and a Median selling price of $393,000. This months numbers are significanly lower than April because most of the sales were smaller sized 1 bedroom and not many 2 bedroom condos.

6 - 2 bedroom, 2 bedroom plus den or study.

The average time on market for the sold condos was 30 days with a median time of 30.5 days on the market. The Average sale price was $550,120 and a Median selling price of $468,750. This months numbers are significanly higher than March because most of the sales were larger sized condos.

Maple Leaf Square Sold Stats February 2011

During the month of February 2011 Maple Leaf Square was finally registered so it will be interesting to see how the sales will go now that they are no longer an assignment. February saw 10 condos sold at a median average sale price of $389,000 and an average days on market at 39. I expect that number to drop since they are all resales going forward.
